Founded in 2007 by Shahab Lutfi and Mohamed Al Hussaini, H&H Development brings development, property operations and design services together within one real estate business. Its activities include property management and leasing, facility management, interior design and procurement. [1]

Its Dubai portfolio spans hotels, private residences and mixed-use developments. Alongside Eden House, the published collection includes projects associated with Four Seasons, Aman, Janu and Baccarat. Each has its own location, design team and development context. [2]

Development, from concept to operation.

H&H describes an approach that extends across the life of an asset. Its company overview connects technical development with operational management and investment through sister company Bright Start. Hospitality is a stated area of experience within that model. [1]

Four Seasons Hotel Dubai at DIFC offers a concrete example. H&H records the conversion of an existing residential building into a boutique hotel, with responsibility for facade and architectural design leadership and construction supervision. The developer dates completion to March 2016. [3]

Eden House Al Satwa then illustrates a residential expression of service-led living. H&H records its completion in 2021 and describes homes supported by hotel-style amenities and personalised services. [4]

At Eden House Za’abeel, DXB Lab’s architecture pairs a substantial concrete expression with recessed spaces and wraparound terraces. The official project description emphasises generous ceiling heights and the relationship between interior rooms, light and outdoor space. [6]

The contrast is worth looking at closely: the exterior establishes the building’s presence, while its terraces and interiors determine how that architecture is experienced from home.

Materials, interiors and everyday use.

Eden House The Canal presents another scale of residential design beside the Dubai Water Canal. Its developer describes a low-rise collection with apartments and villas, using spacious interiors, selected materials and restrained colour palettes. [5]

H&H also maintains dedicated interior design and procurement activities. These services bring the discussion beyond a building’s outline to the specification and coordination of the spaces within it. [9]
